Thollon-les-Mémises: the reasons that attract newcomers to the resort
In Thollon, accommodation professionals are seeing growing demand, confirmed in the SeLoger ranking of the most attractive ski resorts. What explains this enthusiasm? First, the prices and the surrounding landscape. See here our new properties in Thollon-Les-Memises as we have worked on this market for now over 15 years.
A bird’s eye view of Lake Geneva and a ski resort on a human scale. For real estate professionals, the tourist assets of Thollon-Les-Mémises are all found. And they largely explain why holidaymakers looking for accommodation, to rent or buy, are more and more numerous.
An “exceptional” setting
This argument of a particularly attractive landscape is found, in fact, in the words of new buyers. Claire discovered Lake Geneva at the end of the 2000s, during a report in Montreux. Conquered, this journalist, in love with the sea, knew immediately that the territory would also please her husband, who is more of a mountain lover. She, therefore, goes in search of a French station near the shores of the lake and falls on Thollon. A few months later, the couple bought an apartment at the Grand Roc.
Cliare says she was conquered by the uniqueness of this ski resort which almost has its feet in the water. It also underlines the “quality of life” in the village, where air and water remain “preserved”. Based in Paris, she comes more and more often to spend time in Thollon.
A new media advert
Other holidaymakers have discovered the “Balcon du Léman” (Lake Geneva balcony) and its landscapes in the media. This is what new customers explained to Nathalie Dorey, manager of rental apartments. “Some had the idea of coming here after seeing a report on France2 TV station. There was also a topic on TF1 channel some time ago, on the best value ski resorts in Europe. »
Located in the Northern French Alps, the ski resort also benefits from its proximity to the East of France. Guy Vivien confirms that, like Nathalie Dorey, a majority of customers come from the east of France, the North or even from Paris and Normandy, not to mention about 20% from abroad mainly the UK.
In addition to its singular landscape, the moderate prices of Thollon, in comparison with other Haute-Savoie ski resorts, also explain its appeal. The resale price per m² is on average around 3,700 euros. Guy Vivien also announces a range ranging from 2,500 to 4,000 euros. The new apartments in his future residence in Les Mélèzes are selling for around 4,300 euros. Prices vary widely depending on the side-facing or the view, the Lake Geneva views usually command the higher prices even though you are north-facing.
According to the 2022 figures, the price per m² there is on average 3,000 euros. Against 5,527 euros on average (apartment and chalets combined) in the resorts of the Northern Alps.
At Findhomeabroad, we have found over the years selling Thollon-Les-Memises apartments that they, in general, provide also very good rental returns for anyone wishing to let their property as the demand is sustained and the low price per sqm means it is relatively easy to guarantee a high return.
