Les Mélèzes are brand new chalet apartments in the last chalet (only four chalets) to be built near the ski lifts in Thollon-Les-Mémises village. You can ski back to the chalet and these charming apartments offer unique views of Lake Geneva (starting from the ground floor which is equivalent to a first floor) or back onto the little forest at the foot of the mountain. You are only 200 metres from the ski lifts.

These brand new apartments benefit from reduced legal fees/stamp duty (3% instead of 8% on property price) and offer excellent rental potential. These are freehold properties and the prices include VAT. Even though you cannot claim back the VAT on price, the price per square metre is so competitive that there is no need to.

The apartments at Les Mélèzes are set in a traditional Alpine chalet and are sold including a fully-equipped kitchen and also a cave for storage (locked room on the ground floor for each apartment). You can purchase a numbered parking unit in the parking in front of the chalet (2,700€).

Because you are buying off-plan and while construction permits, you can modify the layout of the apartments to your liking.

Some of the fixtures for Les Mélèzes include 3-point entrance doors, optional fireplace flues for the top-floor apartments, fully-equipped kitchens (fridge, 2/4 hobs, mini-oven, dishwasher optional, worktop and storage cabinets), tiled-surface bathrooms (floor to 2 metres) and 80 x80cm by the sink, shutters, electric water boiler (100-250 litre depending on apartment size), electric heating with anti-freeze floor (min. 10 degrees) and also convectors to maintain a minimum 19 degrees in all rooms and 22 degrees in bathrooms, hard floors in all rooms except in the bedrooms where you will have carpet.

Expected taxes/charges to pay per year:

Taxe habitation (council tax): 8€/m2/year (example 320€/year for a 40sqm apartment)
Taxe Fonciere (property tax that all owners pay in France, you do not pay first two years as this is new-build): 17€/m2/year (example 680€/year for a 40sqm apartment)
Service charges for building maintenance include building insurance too: 22€/m2/year (for example 880€/year or 73€/month for a 40sqm apartment)
Electricity/water have individual counters so you pay for what you consume.

You can either use a local rental agent to manage your property or use home portals like Booking.com/AirBnb and a la carte services like check-in/check-out, cleaning, bed linen laundry to maximise the rental potential.

Thollon-Les-Mémises the area

Thollon-Les-Mémises is ideal all-year-round with the winter and the usual winter sports (ski area offers superb views on Lake Geneva and it is ideal for family skiing) but also in spring, summer and autumn when you have plenty of activities like cycling, trekking, golf, etc. You are also only 30 minutes drive from Switzerland or from La Chapelle/Châtel if you wish to try another ski area.

There is also a new express train running from nearby Evian to Geneva airport (also the rest of Geneva area) making it easier to get to your apartment quickly. Also, it is an ideal location to get away from it all and resource yourself!
