Altarena: brand new development of modern contemporary apartments in Les Saisies set in eight chalets mostly south-facing. The properties range from studios to 4-bedroom apartments. The Altarena development (two phases) is situated 2.4 km from the resort centre and 1.6 km from La Legette ski lifts, linked by free bus shuttle stopping next to chalets. Apartments are sold with a ski locker, furniture pack, private parking and a cave for storage.

What are the rental and purchase options at Altarena in Les Saisies?

There are 3 rental options:

1) The flexible income leaseback (full VAT refund). This is a 9-year rental agreement starting from the second quarter after handing over the apartment. You share the rental income with You will need to advise rental company at least 1 year if you do not wish to renew the rental after 9 years. You can stay in your apartment up to 182 days a year. You reserve your stays before 30th June for the winter season and 30th November for the summer season.

The owner needs to insure the property and content, pay all the service charges, taxes related to the property (land and council tax about 30€/sqm/per year so approx. 1,500€/year for a 50 sqm) as well as maintenance. The apartment must be kept in optimal conditions to allow optimal rental. The owner will also pay all the utilities in place in the apartment (water, electricity, heating, Internet, etc). Also, the owner cannot use other rental companies to manage the property.

Rental income shared: The income received (excluding VAT) will be 60% of rental income generated by the apartment with the basic concierge services. This will be paid twice a year.

2) The flexible concierge rental agreement (no VAT refund allowed). A 1-year rolling contract from the 4th month following hand-over. There will be a fee (1,200€) to be paid by the owner to register the property for rental. The owner needs to insure the property and content, pay all the service charges, taxes related to the property (land and council tax about 30€/sqm/per year so approx. 1,500€/year for a 50 sqm) as well as maintenance. The apartment must be kept in optimal conditions to allow optimal rental. The owner will also pay all the utilities in place in the apartment (water, electricity, heating, Internet, etc).

Rental income shared: The income received (excluding VAT) will be 55% of rental income generated by the apartment with the basic concierge services. This will be paid twice a year.

3) The “Hotel-like” a la carte rental option (no VAT refund allowed).
A 1-year rolling contract where you contract the different services that you need, letting rental management company know at least 7 days in advance. You can also let your property yourself or use a different agent. This system is totally flexible.
The owner needs to insure the property and content, pay all the service charges, taxes related to the property (land and council tax about 30€/sqm/per year so approx. 1,500€/year for a 50 sqm) as well as maintenance. The owner will also pay all the utilities in place in the apartment (water, electricity, heating, Internet, etc).

You only pay for the type of services used based on your apartment capacity starting from 240€ per stay. That includes welcoming guests, check-in/check-out, cleaning, linen, deposit payment.

Les Saisies

Les Saisies own ski area boasts 61 pistes for a total of 77kms, 1 snow park, etc.
