Designed to blend in with the neighbouring landscape, The Glaciers presents a contemporary interpretation of the traditional Savoyard architecture found in Courchevel. Nestled in a private domain, the intimate development consists of 11 chalets for sale in Courchevel ranging from four to seven bedrooms.
This development boasts an excellent location, just a stone’s throw from the resort centre and the ski lifts. Each chalet includes large balconies and terraces, a fireplace, and covered parking for all. Made from wood and exposed stone, they also enjoy beautiful views of the surrounding peaks.
To unwind after a day on the slopes, there is a private spa in each chalet, inclusive of a sauna, spa and fitness room, for homeowners to enjoy.
Since 2002 FindHomeAbroad has been a specialist in new-build properties in the French Alps (and some projects also in the south of France and the Marbella area in southern Spain), all located in the prime areas of all the main French ski resorts. Our team can look after you in-house for the entire purchase cycle, meeting you in London (or via Zoom) and introducing you to the ski resorts, developers and holding your hand throughout the purchase process. We will be introducing you to the right French notary free of charge for the best tax advice to non-residents, assisting, sourcing and installing furniture if need be, purchase structure advice, signature by proxy in London, French mortgage, ongoing rental management and recovery of the 20% VAT if applicable. If you do not speak French, we shall continue liaising between you and all parties in France until the property is built, you are installed and enjoying your property.
We do not charge you anything for the agency work and we hold your hand the entire way through the purchase process until you are the owner, we are retributed by the developers on commission generated by the sale.
French Tax on rental income
You can offset running costs against rental income tax, as well as mortgage interest, an ‘inspection trip’ to the property each year, you can offset the notary fees over the first 3 years, you can also depreciate 100% of the furniture over 7 years and around 90% of the value of the property (around 10% is classed as land) over 25-30 years. The generated provision can actually be used even once you have fully repaid your mortgage.
Add all this up and there will be limited/no tax to pay on your French property, on the rental income for many years. Actually, with a French mortgage in place many clients have paid no tax on rental income for 15-20 years. . Please note this is just as a guide and you should take professional advice on the taxation from a French notary (we will make an introduction).
Buying new or off-plan also has various exceptional benefits:
You can modify the floor plan to your liking (within reasons of course), as long as the construction stage permits.
Reduced stamp duty and notary fees of only 2.5% average (based on the French property price, the higher the price the lesser the percentage) instead of 7-9% for an existing resale property
Ability to reclaim the 20% VAT on a new build if you rent it when you are not using it through one of the management companies that are in place for each project.
We will work to assist you with the developer to tailor the interior layout/finishes/kitchens etc to your liking.
More energy efficient as new regulations are a lot tougher than 10-20 years ago (important in the mountains!).
