What are the property prices in Paradiski?

The property prices in the Paradiski ski area, particularly in the popular resorts of Les Arcs and La Plagne, can vary depending on the location, type, and size of the property. New-build ski properties are more expensive than resale properties due to their modern amenities and features. Also, many of the resale properties coming on the market were built in the 70s and 80s and are poor today regarding insulation standards.

In Les Arcs, property prices range from around €5,000 to €13,000 per square meter, depending on the location and type of property. New builds in Les Arcs have now become extremely rare since 2018; more is offered in la Plagne. For example, a one-bedroom apartment in Les Arcs can cost from €300,000, while a spacious four-bedroom chalet with mountain views can cost upwards of €1.5 million. Chalets are very rare in Les Arcs. We had a chalet development in Les Arcs 1800 a few years back but usually very rare.

In La Plagne, property prices range from around €4,000 to €12,000 per square meter, with prices varying depending on the location and type of property. For instance, an old studio apartment in La Plagne can cost around €100,000, while a brand new 3-bedroom apartment in a luxury residence with Spa can cost above 900,000€.

It is worth noting that buying a property in France comes with additional costs, such as notary fees, transfer taxes, and annual property taxes. It is essential to consider these costs and do thorough research before purchasing a property. In France, new-build property legal fees and stamp duty are half the amount that you pay on a resale property for example.

Overall, property prices in Les Arcs and La Plagne are on par with other popular ski destinations in the French Alps, and the Paradiski ski area continues to attract buyers looking for a luxury ski property in a breathtaking natural setting.

Considering the high altitude, rental potential and amenities, we always felt that Paradiski was undervalued when it came to property prices, but this is quickly changing, unfortunately.
