based on historical data and market trends, here is some information on property prices in Morzine/Les Gets and Chatel:
Morzine and Les Gets are both popular ski resort towns, and as such, property prices can be quite high. Both these ski resorts have been popular with the international clientele for many years now (mainly UK) and the demand has always been high. Apres-ski has always been very good in Morzine with a real community feel whether you are French or from abroad. Les Gets is more family-oriented but still plenty of places to go out. There are a variety of properties available at different price points, from small apartments to luxury chalets.
In Morzine, a small resale studio apartment can start at around €150,000, while larger resale apartments or small chalets can range from €400,000 to €1,000,000. Luxury chalets with high-end features can start at around €1.5 million and go up from there. New-build developments in central Morzine have been scarce but we have seen a few projects lately about 5-10 minutes drive from the centre around the 6,000-7,000€/sqm. A more centre new development in Morzine would be more in the 8,000-9,000€/sqm range.
In Les Gets, prices for new-build developments are slightly higher than in Morzine, maybe due to the fact that some top developers have been in the Les Gets market for some time, probably more than in Morzine. Residence with luxury amenities like Spas and high-end fixture have been the norm for quite a few years and prices can be above 10,000€/sqm for some of the best examples. Les Gets has really developed into a high-range ski resort ideal for families when Morzine has kept its apres-ski and sporty cachet. This might change in the near future as Morzine is slowly going down the higher-end route like Les Gets has done.
Luxury chalets with high-end features can start at around €1.5 million and go up from there up to 5-6 million.
Chatel is a slightly more affordable option, with properties generally priced lower than in Morzine or Les Gets. The last decade has seen Chatel move up the league, though and prices have doubled for new-builds in a decade and some new projects are similar in price per sqm as in Morzine for example. A decade earlier, we used to sell new-builds in Chatel around the 4,500€/sqm mark (we started with the first really interesting project: Les Fermes de Chatel) and nowadays prices are around 7,500-9,000€ per sqm. Some really high-end projects are above the 10,000€/sqm mark butÂ
