What are the property prices in La Clusaz & Le Grand Bornand?

La Clusaz and Le Grand Bornand/Le Chinaillon are two of the most popular ski resorts in the French Alps, attracting a large number of tourists each year. As a result, property prices in these areas can be relatively high. Their immediate proximity to Geneva is also an added positive. Of the two ski resorts, La Clusaz has higher-end feel but le grand Bornand still holds its own as it is a typical Alpine village as we like them. The snow front of Le Grand Bornand is Le Chinaillon and we have seen new-build construction in the last few years around the 7,000€/sqm mark on average.

In La Clusaz, the average property price is around €6,000 per square meter for resale and older properties. Prices can vary depending on the location, with properties closer to the ski lifts and the town centre commanding a premium. New-build properties in La Clusaz are more expensive than resale properties as they tend to be very scarce and sell quickly when released. You are more in the 10,000€ range nowadays but again, there are very few new projects in La Clusaz.

In Le Grand Bornand/Le Chinaillon, the average property price is slightly lower at around €5,000 per square meter for older properties. Again, prices can vary depending on the location and the type of property, with newer and more luxurious properties generally being more expensive.

Both resorts offer a range of properties, from comfortable apartments to spacious chalets, mostly older properties. In general, properties with ski-in/ski-out access or stunning mountain views tend to be more expensive. It’s also worth noting that demand for properties in these areas is high, so it’s important to act quickly if you see a property that you like.

Overall, while property prices in La Clusaz and Le Grand Bornand/Le Chinaillon may be high, they offer a fantastic investment opportunity for those looking to own a piece of alpine paradise or generate rental income through the thriving tourism industry.
