The Property

Neighbourhood

The 1st arrondissement of Marseille is located in the hyper-centre of the city, east of the Old Port, and is crossed from west to east by the Canebière and is divided into six districts.

The Jardin des Vestiges, discovered in the 20th century, is home to the remains of Marseille’s ancient port. The 1st district is home to important cultural sites such as the History Museum, the Gymnase Theater, the Municipal Opera and the Palace of Arts. The Noailles district, nicknamed the “belly of Marseille”, is known for its important market.

The 1st arrondissement represents the centre of attraction of the city. It is home to the Old Port, but also to many schools and universities, and has a lively cultural life and nightlife, making it a choice neighbourhood for students. It is home to many old apartments, especially small ones in Haussmann-style buildings (mainly T1 and T2). The neighbourhood is very well served by tramway, bus and metro.

The Investor’s advice

The 1st arrondissement is definitely a district in which to invest. Student presence, lively life, and the historical heart of Marseille. This district is not lacking in assets for potential investors. It is possible to find beautiful and balanced investment strategies (7.11%) or even dynamic projects with shared apartments. The risk in the centre of Marseille is the dilapidated condition of the buildings, which should be checked before investing to avoid unpleasant surprises once the property is purchased.
