What are the property prices in Chamrousse?

Chamrousse is a popular ski resort in the French Alps, and its proximity to Grenoble makes it an attractive destination for both winter sports enthusiasts and year-round visitors. The demand for properties in ski resorts can impact the prices, especially for properties located close to the slopes or with scenic views. The new cable car connection to Grenoble and the overall infrastructure project for Chamrousse (Le Nouveau Chamrousse) will certainly push prices up for the next ten years.

Chamrousse in the last 20 years has had a lot of rather lower-end leaseback developments and the new-builds that will take place in the next 5-10 years will definitely push the prices up. 

The average price for a new-build ski property in Chamrousse is currently around €4,500 per square meter for new-builds, with prices starting from €2,500 per square meter if we include older second-hand properties,  depending on the location, size, and amenities of the property.

 However, many of the older properties in Chamrousse offer very poor insulation standards, often ranked as E or F. This could cause problems for owners who wish to let their property to generate income in the near future. Holiday lets are still protected from these new laws coming into effect but for how long?

  Overall, the property market in Chamrousse is unbalanced with rather poorly constructed resale properties and very rare new-build projects in the last 10 years. The new smart/connected project for the resort will certainly create higher demand for higher-end properties. We estimate that the time is right for investing in Chamrousse.
